Standard Package

₹2,200 per sq.ft

Standard-quality residential construction with materials and finishes as described below. All specifications are indicative and shall be finalized in the signed scope of work.

Foundation

RCC or other suitable foundation as per soil investigation and structural design.

Reputed brands such as UltraTech, ACC, Dalmia or equivalent approved brands.

Fe 500D TMT bars or equivalent approved grade as specified by the structural engineer.

Design-mix concrete or approved site-mixed concrete as specified in the structural design.

Good-quality solid concrete blocks or AAC blocks, subject to design requirements.

Cement-sand plaster with suitable surface preparation.

Cement-sand plaster with weather-resistant surface preparation.

Standard vitrified tiles; indicative material budget ₹50–₹70/sq.ft

Standard ceramic or vitrified tiles; indicative material budget ₹40–₹60/sq.ft.

Good-quality hardwood or engineered door with suitable frame and hardware.

Flush doors with suitable frames and standard hardware.

Windows

Powder-coated aluminium windows or equivalent approved specification.

Reputed brands such as Polycab, Finolex or equivalent.

Standard modular switches from Anchor or equivalent reputed brands.

CPVC/uPVC pipes from Astral, Supreme or equivalent approved brands.

Standard-quality sanitaryware and CP fittings, subject to the agreed budget.

Approved waterproofing system for toilets, terraces and designated wet areas..

Wall putty and standard interior emulsion paint.

Exterior-grade weather-resistant paint.

RCC staircase with standard tile or equivalent finish.

Approved waterproofing treatment with suitable protective finish.

Simple contemporary elevation with standard exterior finishes.

General Terms & Conditions
  • These are preliminary budgetary rates for planning and marketing purposes, not verified contractor quotations or confirmed prevailing market rates for Anekal.
  • Final rates must be confirmed after reviewing architectural and structural drawings, soil conditions, built-up area, site access and a detailed Bill of Quantities (BOQ).
  • Material brands and specifications shall be finalized and approved by the client before execution. Structural materials and workmanship must comply with the approved engineering specifications and applicable Indian Standards.
  • The contract must clearly state whether the rate includes labour, materials, transportation, scaffolding, machinery, site supervision and contractor overheads.
  • Unless specifically included in the signed contract, exclusions may include design/consultancy fees, approval fees, borewell and external utility connections, compound wall/gate/paving, modular kitchen, wardrobes, furniture, solar systems, lifts, major landscaping, exceptional excavation/rock removal, special foundation work and applicable GST.
  • Any variation in specifications, quantities or scope shall be approved in writing and priced separately. Payment stages, construction duration, defect-liability provisions and warranty terms shall be recorded in the final agreement.
  • Built-up area shall be measured using a mutually agreed method documented in the contract.

Premium Package

 Premium ceramic or vitrified tiles; indicative material budget ₹70–₹110/sq.ft.

Premium hardwood or engineered entrance door with upgraded hardware.

Quality flush doors or equivalent with upgraded finish and hardware.

Quality aluminium or UPVC windows with suitable glazing and hardware.

Reputed brands such as Polycab, Finolex or equivalent.

Switches

Premium modular switches from Legrand, Schneider Electric or equivalent.

Reputed CPVC/uPVC plumbing systems such as Astral, Supreme or equivalent.

Premium-range sanitaryware and CP fittings, subject to the agreed budget.

Specified waterproofing system for toilets, balconies, terraces and other wet areas.

Wall putty with premium interior emulsion paint.

Premium exterior weather-resistant paint.

RCC staircase with upgraded tile or stone finish.

Waterproofing system with suitable protective treatment.

Contemporary architectural elevation with selected premium finishes

Selected gypsum or equivalent ceiling treatment only if specifically included in the contract.

Selected decorative and LED lighting provisions, subject to the approved electrical schedule.

Basic granite countertop and sink provision only if specifically included in the contract.

Suitable MS, aluminium or glass railing as per design and approved budget.
